The Correct Way to Install Residential Roofs
The contractor will first remove the old shingles. This is a time-consuming step, but is essential to prevent roof failure.
The contractor will install metal cladding at the gable end, chimneys and walls (wide metal cladding). He will also nail a new drip edge at the bottom of the roof.
Flashing
Flashings are installed in any roof gaps where water can seep. This includes the corner where the dormer meets a wall, the chimney and kitchen vents.
Some roof features such as chimneys require a dual-part flashing. The counter-flashing goes above the chimney. Base flashing goes underneath. This allows for the materials to move when they expand or contract due to temperature changes.
It is important not to nail both the flashing and the roof shingle to the wall. This can give it a wrinkled appearance. This is a recipe for leaks. It is also important to select the right material for flashing. Copper is an excellent choice, as it doesn't rust and goes with a wide range of roofing types.
Nails
Even the smallest details play a major role in the performance of your roof. If, for example, the nail is driven higher than the shingle nails zone (also referred to as a “high nail”) it will not properly secure the shingle. This can cause the shingle come loose or to blow off during windy weather.
The manufacturer will provide detailed instructions on where to place the nails and how to drive them. Unfortunately, many installers don't follow these instructions. This leads to misplaced nails or overdriven ones.
For the best corrosion resistance, use nails made from stainless steel or copper. Avoid using nails made of aluminum. They can oxidize leaving the sheathing exposed to water.
Sealants
Sealants protect the roof against moisture and sun damage. The type you choose depends on your project's scope and the weather conditions in your region.
Silicone sealants provide a barrier that is waterproof and can withstand heavy rains. They reflect sunlight to keep homes cool, reducing the need for air conditioning and saving money on electricity bills.
Acrylic sealants are designed to offer moderate moisture resistance while blocking UV rays. They're very popular in western and southwest states, where roof sun damage can be a major concern.
Polyurethane sealants resist water but are not as resistant to ultraviolet rays. They're perfect for sloped roofs where standing water is less likely. Sealants based on solvents are thick enough to be applied by brushing or rubbing, while liquid sealants that are thinner can be easily applied using a paint roller or a caulking tool.
Installation
Although DIYers who know how to roof a home can save money, it is still an enormous job. It takes time, effort, and quality materials to do it right. It is important that you understand the best practices in safety and quality when it comes to roofing panels or tiles.
Install ice dam protection in areas that require it. This is synthetic waterproof barrier material which prevents melting ice backing up under the shingles and penetrating underneath. Apply a layer of asphalt shingles over the sheathing.
Contractors then attach the first course shingles to sheathing. They should adhere to the layout recommendations of the tile manufacturer for nailing and positioning. For example, the shingle exposures must be equalized with a minimum head-lap of 3 inches (unless specified otherwise by the tile). Metal roof panels are attached either with clips or a screwing plate that allows for thermal expansion.
